Since founding Coast Income Properties, Inc. in 1979, Tom Blake has been instrumental in the Company’s success, leading the development of a multitude of projects that cumulatively total over $800 million. He has been actively involved in the financing, purchase, planning, construction, leasing, and general development of all Coast’s properties. Mr. Blake’s primary business philosophy, and the company’s vision, is to be involved with quality projects that provide maximum cash flow and achieve optimum investment appreciation. These objectives are accomplished through careful attention to architectural and landscaping detail as well as the deliberate selection of premium properties that command above-average market rents and maintain the lowest vacancy levels.
Mr. Blake’s business philosophy has been shaped by over 40 years’ experience in the real estate and business community. Prior to starting Coast, Mr. Blake spent five years as a commercial real estate broker with Coldwell Banker (now CB Richard Ellis) in San Diego. Mr. Blake began his career as a Certified Public Accountant, working with Price Waterhouse in Los Angeles and the Ernst & Young firm in San Diego, before transitioning to commercial brokerage.
Mr. Blake was born and raised in Arizona and graduated from the University of San Diego with an accounting degree. Mr. Blake remains active with his alma mater and has served on numerous committees at USD, including providing counsel to the Burnham-Moores Center for Real Estate. Mr. Blake is also active in several other non-profit organizations in the San Diego community.
Dan Curran is a Vice President and principal with Coast Income and works in the acquisition and development of properties throughout Southern California and Arizona. In addition to his development role, Mr. Curran is engaged in all phases of Coast’s internal business operations, and is involved in all purchasing, financing, leasing, and sales transactions. He leads Coast’s entitlement and processing efforts and interfaces with elected officials, their staffs and community groups throughout the approval process. He serves on the Carmel Valley Planning Group.
Prior to joining Coast, Mr. Curran was a private-practice real estate attorney. In private practice, Mr. Curran represented Coast and other developers and investors in the purchase, sale, leasing, and financing of property; the assemblage of development syndicates; and in all other matters related to real property transactions.
Mr. Curran received his undergraduate and law degrees from Creighton University and is licensed to practice law in both California and Nebraska.
Mee-Sun Joe has been with Coast Income Properties, Inc. since she joined Coast as Project Coordinator in 1983, she has held the position of Vice President since 1988. Ms. Joe is actively involved in all phases of Coast’s operations and represents Coast throughout the development and construction phases on all of the Company’s projects. Ms. Joe’s responsibilities include coordinating and overseeing design development and construction management of major projects, and all site and tenant improvements involving assets held by Coast. Ms. Joe is the Company’s primary representative that interacts on a daily basis with contractors, architects, engineers, space planners and others. She is intimately involved in all project phases from start to finish, and maintains relations beyond a project’s completion.
Additionally, Ms. Joe supervises the property management area for Coast.
Prior to joining Coast, Ms. Joe worked for six years managing and leasing numerous retail centers and office projects for another prominent local developer.
Derek Hanson joined Coast Income Properties, Inc. in 2009. Derek is a Vice President and principal with Coast Income and is active in all aspects of Coast’s business including a particular focus on acquisition underwriting, finance, and asset management. Mr. Hanson is responsible for analyzing the profitability of potential deals, preparation of project proformas, and financial forecasting on existing projects and interaction with lenders. He also assists in the day to day operations of the construction.
Prior to joining Coast, Mr. Hanson worked for five years in public accounting with a regional accounting firm. He received his Bachelor of Science in 2001 at California Polytechnic State University San Luis Obispo.
Kimberly Spieler joined Coast in 2009 in an administrative support role to all team members. She also coordinates office administration and serves as the Company receptionist. Ms. Spieler assists with the construction and property management areas and interacts with contractors, tenants vendors, investors, and partners on a regular basis. Ms. Spieler also assists the controller with administrative duties relating to accounting matters.
Prior to joining Coast, Ms. Spieler worked for an established real estate brokerage firm in San Diego.
Mike Murphy is the Controller at Coast Income Properties, Inc., having joined Coast in 2019. Mr. Murphy is responsible for all financial matters of the company including reporting to partners, lenders and investors. He directs the day to day accounting functions including property accounting and cash management.
Mr. Murphy has spent 25 years managing all facets of real estate including development, commercial, residential and retail, while partnering with private and institutional investors on both equity and debt structures.
Mr. Murphy graduated from the University of San Diego with a degree in Accounting, while also earning the honor of Collegiate Rugby All American.
Saray joined the team in 2023, bringing over 15 years of experience in effectively managing diverse property portfolios, including offices, residences, retail spaces, and industrial facilities. An accomplished executive, Saray holds a real estate license and prestigious industry designations, including Accredited Residential Manager (ARM) and Certified Property Manager (CPM).
Based in the vibrant city of San Diego, Saray is dedicated not only to her professional endeavors but also to personal pursuits. A fervent traveler, she finds solace in listening to books and podcasts, and treasures moments with her family.
